LICHFL Asset Management Company Limited has completed a ₹90 crore structured real estate credit investment through LICHFL Real Estate Debt Opportunities Fund – I in a residential development in Kharadi, Pune. The investment will support the development of Phase II of a premium residential project in this established micro-market.
The transaction is structured as a secured NCD investment with defined downside protection and a target IRR of ~19%. The funding will be utilised towards repayment of an existing lender, purchase of TDR, and meeting project working capital requirements, enabling smooth execution of the next phase of development. The structure incorporates escrow-led cash flow monitoring and a comprehensive project-level security package, providing strong visibility on capital protection and repayment.
